Dividends: are planned for each completed project. Our goal is to provide a 10% - 20% annual share dividends. When the next project with 40 properties begins, it will also give share dividends. See document "Markexpo Dividends".
As a shareholder, you will get a 2% (10,000+ shares) or 4% (20,000+ shares) discount on all our products. If you convey business or land or otherwise contribute to the company's development through increased sales, you will receive 2% or 4% in commission.
The shares being issued are B shares with 1/10ths of a vote, with pre-emption.
Lead-investors have been given a share-discount.
The problem this product solves
Todays’ market has several major problems:
- Real estate is a large energy consumer and contributes greatly to the climate crisis. The construction and real estate industry has a huge responsibility when it comes to climate change, but few companies do anything about it.
- Buying a newly produced house is both expensive and time consuming, and houses are only turnkey when moving in – a large part of the work remains.
- The time from signed purchase contract to occupancy is long, often up to 12 months, due to inefficient project planning and production.
How the product solves it
We build energy-producing ecological houses by building an energy park close to the properties with upgradeable solar cells and batteries. We do this at a radically lower cost than our competitors. Using refined wood from Swedish and Finnish forests, we build environmentally friendly house elements in the Baltic states, which are then imported to Sweden and assembled on-site. All transports are climate compensated.
We have sharply reduced the time from purchase contract to occupancy and offer the "Boklart!" concept, which means that the house is complete when the buyer moves in.
Markexpo creates an overall experience for the buyer wherein we take care of the whole process. Our properties are sold completely finished and ready for occupancy. Our “Boklart!” concept means that everything is fully painted, mouldings are installed and solar cells plus batteries are installed to reduce energy consumption. The garden is ready, and the moving company is included in the purchase price. Within a few months, the buyer can enjoy a new house filled with smart technology.

Product use cases
Project Bokenäs is the first housing project, with seven residential buildings outside Uddevalla. Production is planned to start in 2019, and the houses will be ready-built in 2020. Markexpo aims for a capacity of 100 new houses annually in the near future.

Our target market segment is younger couples or families with children who would have a hard time affording a traditional newly produced house. By simplifying the process and making it just as easy to move into a new eco-house in an attractive area, at the same price as a house with previous owners, we see great opportunities to attract this target group.
There will be a shortage of 1 million homes until 2030, of which 25% are for villas, semi-detached houses, terraced houses and multi-dwelling buildings in suburbs and rural areas, which our target group demands.
Sweden has many housing manufacturers, and most of them work with traditional processes that have been used for many years. In addition to the big manufacturers, tens of thousands of smaller construction companies also produce houses.
Most of them use traditional processes instead of challenging and developing them, which creates rigid, expensive and slow solutions for customers. Therefore, Markexpo has great competitive advantages.
Unique differentiator from competitors
Our competitors sell houses based upon drawings, which leads to time- and money- consuming changes. Markexpo simplifies this process – we deliver ready-built houses faster, sold through real estate agents, at a lower price.
None of our competitors takes a holistic approach to energy solutions like we do. We use eco-materials, climate compensate our transports and apply a long-term approach during construction.
Our competitors deliver “turnkey” houses, which means a lot of work still remains. Markexpo delivers houses based on “Boklart!”, with a lower price and no additional work for the buyer, making ecological houses accessible to a larger market.
Company revenue streams
Our primary source of income comes from the fact that we sell complete properties via brokers. The first source of income for the company will be our current project, which consists of seven properties on Bokenäset, outside Uddevalla. The next project will comprise up to 40 properties.
Our secondary source of income is through resellers, which means that we can expand faster at slightly lower margins. The more properties that are built in a project, the better the profit margin and the larger the revenue generated.
Later on, our energy solutions for the properties will also produce cash flow.
Our primary sales channel is through real estate agents, who are responsible for the entire sale. This means that they value the house before it is built and then complete the sale to the buyer. Our secondary sales channel is through retailers that buy our modular houses and assemble and sell the properties themselves.
The marketing will be primarily digital, with social media and search engines as the primary channels. We will also participate in physical events such as housing fairs and our own events.

For Project Bokenäs, approximately SEK 1.5 million has been financed so far for the detailed development plan and the road that has been built, including the sewer pipes and electrical extensions up to each plot. Development of house models and work with area planning have been financed by approximately SEK 1.1 million. Markexpo’s total share capital amounts to SEK 300,000.
We work in close partnership with our suppliers and producers. We carefully select with whom we work and have a constant dialogue with our partners to continuously develop our offerings to our future homeowners.
We have many local subcontractors who will supply energy solutions, plumbing, electricity and various construction services to complete the properties before sale.
We also have many outstanding talented partners who help us with marketing, IT services, business systems, administration, accounting and project management.
Use of funds
The money will primarily be used to build Project Bokenäs’s seven properties. Each property will be financed by approximately SEK 1.65 million (up to seven properties), and the remainder will be financed with credit in the bank. The more properties we can start at the same time, the more cost-effective building them will become. A smaller portion of the liquidity will also be used to finalize and acquire the next land area. The money will also be used to market our houses and ecological solutions and to start our reseller network.
We are certified sewer installers for FANN, which gives us access to Sweden's most sold sewer units for many simultaneously connected properties.
Impact investing provides impactful returns
Return on investment

One of the potential risks is that Sweden will enter a recession, which would have short-term negative effects on our sales, but the value of the properties would still remain.
Another risk is whether the “big giants” in the industry would start a price war.
Another potential obstacle to growth is if we cannot find more good ground conditions for new areas quickly enough or if any of our suppliers cannot deliver their services or products to us as agreed.
