The problem this product solves
There is a large section of society that stands without a good housing solution today. Approximately 150 000 young adults are involuntary staying with there parantes, a number that's increasing each year. At the same time there are people who are renting, that dream about the opportunity of being able to own their own homes. Many of these have full time positions with a steady income and would be able to buy their own place if it wasn't for the down payment requirement, which can feel unachievable for a lot of people.
How the product solves it
We construct houses where the residents, under our guidance, will take part in completing their own homes. The work that you put into finishing the apartment is worth more than the funds required, this way the mortgage will make up a maximum of 85% of the total worth. Through this we would like to make it possible for more people to entre the market of owned properties. In particular the grupp of people who are missing the equity for a down payment, but has the ability to pay.
With our method communes will be able to present a progressiv way of tackling the housing crises. Along with the facts that we will construct climate neutral and energy effective houses, in a new form of housing; entry level houses, this will make us an attractive alternetive to the existing construction companies.
Product use cases
As young, just divorced or recent arrival/ labour immigrant it can be extremely difficult to access a home of your own. Even if a large part of their disposable income goes to accommodation expenses it is usually under very distressed and insecure circumstances. It is for these people, and for the ones that's in despite of years trying never manage to get into the housing market, that we build. SCB (The Statistics Bureau of Sweden) has concluded the population of Sweden is getting more concentrated to the bigger cities like Stockholm, Gothenburg and Malmö. A little over 1,7 million people, of 10 million, are located in these communes today and the number is about to increase with 37 procent within the next 40 years. One of our main target groups will be the 150 000 young adults who are forced to live at home, though they have a steady income and a full time job.
Within 4 years we will conduct a pre-study to plan the international expansion further.
Our main competitors are the sub-letters. We know that other actors on the market are looking into addressing the same target group we don't know of anyone who's adopted the same method as us. The innovative projects that do show up occasionally are often initiated by smaller architect firms without the ability to scale up and adjust to the bigger markets.
Unique differentiator from competitors
What makes us unique to the market is the imposition of human effort instead of a down payment.
We offer an overall solution with shared responsibility. We look after the more complex parts of building a home concurrently as our clients and their power of creation is part of the entire process. This allows us to bear down the prices and match our offer with our target group and their needs.
Company revenue streams
Our sources of revenue will come from both the sale of the apartments we sell for the completion of the residents themselves, of the 20% apartments we complete and sell at full price to the open market and the hours of consultation and supervision that our self-building clients hire us for.
Revenue varies between the various local markets where we will establish. It starts with a mariginal in the projects of 19%, giving us at least 140,500 kr per lgh and 4.2 million kr per house. In the projects in markets with higher market prices, our earnings will also increase.
We reach our clients through Guerrilla marketing, PR and target advertisement in social medias. Our offer is believed to have such value for our target audience that recommendations and word of mouth plays an important role in our marketing plan.

During the start-up and pre-study the project has been financed in three ways; shareholders equity and time and by taking on projects of renovation at the homes of current home owners. This has shown to be a good starting point for the establishment of Egnahemsbyrån on the housing market.
Through our network we will hade access to the competences and specialty skills that we need. We have connections in, for example, law, politics and economy. We will also, through our partners, have access to the latest and most innovative environmental technology for climate friendly housing.
Use of funds
We will also start building the organization and create the conditions for being able to start building houses and marketing the Egnahemsbyrån concept.
With this investment we will get all the legal documents and the cooperation agreements we need. We will build the organization, use it to market the brand and concept to all our potential customers and and create the conditions needed to start building the houses. Our expansion rate is determined by this campaign and it increase the opportunity to dominate our segment.

Vinnova approved, in 2015, a funding for "Construction Innovation" of 50 000 kr to complete the pre-study phase.
According to the budget and plan we laid out, we will do another round of funding in February 2019 and then bring in 1-3 million sec on a corporate valuation of 53.5 million sec.
During Q3 2020, dividend of SEK 100 per share is planned.
During Q3 2021, dividend of SEK 200 per share is planned.
During Q3 2022, dividend of SEK 400 per share is planned.
To innovate and break new ground in a traditional and fixed market takes a lot of work. The biggest challenge is to access attractive grounds at good terms along with finding a good solution for the loans our clients will need. Therefor we put a lot of effort into establish solutions in our model that appeals to politicians, officials and bank officers, who are the decision makers. We work continuously with reference talks to secure our solutions long term.
